The tub in the guest bathroom, the first wing of my house I intend to rent, has been dripping since I moved in about 4 years ago. With my roommate out of town, I finally had a chance to turn off the water to the house and Address the Problem.

I was able, with only *two* trips to the Home Despot, to fix the actual *plumbing*, and for under $20, things don't drip anymore. However, in the process, the fact that the non-waterproof drywall the tile was directly mounted to had rotted became very apparent by way of several of the tiles on the wall kind of falling off as I was doing the plumbing. And guess what?

There was nothing behind them.

So now not only had bugs taken up residence under the tub in large numbers, but using the shower in a way that doesn't involve substantial amounts of sheet plastic and duct tape is going to require *extensive* repairs to the wall. The *real* way to do it would be to completely disassemble the entire tile wall all the way around the tub, remove what's left of the sheetrock, and re-build it with waterproof concrete board instead. However, since I would like to have someone actually *living* in that wing of the house at some point in the near future, paying me rent and all, *and* I don't exactly have a lot of money lying around at the moment, I think I'm either going to have to go for a temporary patch job, or better still, a fully formed plastic or fiberglass shower I could replace the entire fixture with. I will also examine whether my homeowners insurance covers this kind of repair.

Most of the tile seems ok, I think it's only near the plumbing itself that we have a problem. We'll probably re-do just the affected part with Hardy Backing, and it will be a $50 project instead of a $500 project.
